The Policies on this website, supersede any policies stated on any other website.

Policies  -- Terms & Conditions
  • 2 night minimum stay is required on most weekends from Spring - Autumn, and during holidays and special events.

  • A valid MasterCard, Visa, or Discover is required to guarantee your room(s).

  • A minimum deposit of one night's stay, or 50%(whichever is higher), is required to secure general and group reservations. Deposit is charged when the reservation is made.

  • Special rates must be claimed at the time of booking, and cannot be retroactively applied.

  • Smoking:  Outside in Designated Areas Only

  • Guest Pets: No ~ Resident Pets: None

  • Children: 12yrs & older (Call for age limitations with a Whole House Rental or Just Girls Weekend)

  • Incense is prohibited. Our insurance policy does not allow guest candles. 

  • Advance notice is required to accommodate those with fragrance sensitivities. Acute Asthmatics must inform us in advance to remove all scented candles etc from the house, prior to arrival.

  • No Shows are responsible for 100% of the total amount due, for the entire reserved space. There are NO Refunds when in defiance of policies.

  • We accept Cash, Traveler's Checks, Visa, MasterCard, Discover, and American Express.

  • Check-in time is 3 pm ~ 4 pm. We are unable to accommodate check-ins prior to 3 pm.

  • We will happily arrange for later arrivals when notified in advance. 

  • Check out time is 11 am Monday-Saturday ~ 10:30 am Sunday. 

  • A late check out can be arranged in advance at a rate of $25 per hour, provided the room is not being used the day of checkout. We are unable to accommodate late check-outs on Sunday.

  • We will gladly return guest items left behind and charge the customary USPS or UPS fees incurred. Unclaimed items will be held for 30 days before being donated to the needy.

Gift Certificate Policies

  • Gift Certificates are subject to black out dates for holidays and special event periods/weekends. (New Year's Weekend, Valentine's Day weekends, Just Girls Weekend, Memorial Weekend, Independence Day and National Tom Sawyer Days, Labor Day Weekend, Fall Folklife Festival, Thanksgiving, and Christmas are black out dates.)
    Please - NO exceptions.

  • Gift Certificates issued by Reagan's Queen Anne are subject to restrictions and are completely non-refundable. Email or call (573)221-0774 if you have questions.

  • Gift Certificates are not valid with special rates, posted specifically or generally applied.

Gift Certificate Cancellations

  • Cancellations of reservations made when a certificate is used, require 14 days notice to change a reservation without penalty.

  • **Notification must be given by noon Central time, 14 days prior to arrival. 

  • Re-booking restrictions may apply.

  • Gift Certificates may be rescheduled one time only.

  • A shortened stay is subject to the same policies as a cancellation, and is non-refundable.

  • Our regular cancellation terms apply when changing a reservation and decreasing the length
    of any stay. 

  • No additional penalty is assessed, if we are able to fully rebook the cancelled space. All non-refundable deposits apply.

  • A cancellation within 72 hours of scheduled arrival will void the certificate.  

  • No Shows are responsible for 100% of the total amount due, for the entire reserved space.

CANCELLATIONS
  • 14 days notice for common reservation, $35+tx, per room non-refundable deposit applies.
  • Less than 14 days, Full amount of reservation is charged. Refunds occur when cancelled space is completely rebooked. A minimum $35+tx, per room fee applies.

  • Special Event/Holiday periods - 30 days notice, non-refundable $35+tx, per room fee applies.

  • Group cancellation (5 or more guests and/or 2 or more rooms) - 30 days notice, non-refundable $35+tx, per room fee applies.

  • Less than 14 (30 days) notice, Full amount of reservation is charged. Refunds occur when  cancelled space is completely rebooked. A minimum $35+tx, per room fee applies.

  • All cancellations are subject to a non-refundable, minimum cancellation fee of $35+tx, per room.

  • A shortened stay is subject to the same policies as a cancellation, and is non-refundable.    

  • Our regular cancellation terms apply when changing a reservation and decreasing the length
    of any stay, or number of rooms used for group reservations. 

  • No additional fees are assessed, if we are able to fully rebook the cancelled space. All non-refundable deposits apply.

  • No Shows are responsible for 100% of the total amount due, for the entire reserved space. There are NO Refunds when in defiance of policies.

  • Notification of Cancellation: A personal phone conversation with the innkeeper is the ONLY
    form of notification recognized for cancellation.
