Policies  -- Terms & Conditions
  • 2 night minimum stay is required on most weekends from Spring - Autumn, and during holidays and special events. Three night minimums may be required during special events.

  • A valid MasterCard or Visa is required to guarantee your room(s).

  • A Deposit of $25 (non-refundable) is required for general reservations, unless reservation is made 2 or more months in advance. Deposit is charged when reservation is made.

  • General reservations made *2 months (or more) in advance, require a Deposit of 50% of the
    total due for the entire reserved space.

  • A Group Deposit $25 (non-refundable) per room is required, unless reservation is made 2 or more months in advance. Deposit is charged when reservation is made.

  • Group or Whole House reservations made **2 months (or more) in advance, require a Deposit of 50% of the entire reserved space. 

  • Discounts we offer during the year are ever evolving, and must be claimed at the time of booking. Thus any discounts we offer online (our site or listing guides), cannot be retroactively applied.

  • Smoking:  Outside Only

  • Guest Pets: No ~ Resident Pets: No

  • Children: 13 and older (Call for age limitations with a Whole House Rental or Just Girls Weekend) 

  • Incense is prohibited. Candles are only allowed if approved of or provided by the Innkeeper. 

  • Advance notice is required to accommodate those with fragrance hyper-sensitivities. Asthmatics must inform us in advance to remove all scented candles etc from the house prior to arrival.

  • Extended stays of one week or longer, require an advance deposit of 50% of the total due.

  • We accept Cash, Traveler's Checks, Visa and MasterCard.

  • Personal check payments are accepted in advance, no less than 14 days prior to arrival

  • Check-in time is 3 pm ~ 4 pm.

  • We will happily arrange for late arrivals when notified in advance.  Late arrivals not arranged in advance, may be assessed a late arrival fee. 

  • Check out time is 11 am Monday-Saturday ~~ 10:30 am Sunday. 

  • A late check out can be arranged in advance at a rate of $25 per hour, not to exceed 12:30pm.

  • We will gladly return guest items left behind and charge the customary USPS or UPS fees incurred. Unclaimed items will be held for 30 days before being donated to the needy.

Gift Certificate Policies

  • Gift Certificates are subject to black out dates for holidays and special event periods/weekends. (New Year's Weekend, Valentine's Day weekends, Just Girls Weekend, Memorial Weekend, Independence Day and National Tom Sawyer Days, Labor Day Weekend, Fall Folklife Festival, Thanksgiving, and Christmas are black out dates.)

  • Gift Certificates issued by Reagan's Queen Anne are subject to restrictions and are completely non-refundable. Email or call if you have questions.

  • Sorry, Gift Certificates cannot be used when room rates are discounted.

  • Cancellations of reservations made when a Reagan's Queen Anne gift certificate is used, may be rescheduled ONE time only. A cancellation within 72 hours of scheduled arrival will void the certificate. All Restrictions Apply.

  • Please read the policies section thoroughly, when receiving your gift certificate reservation confirmation.

CANCELLATIONS

  • All cancellations are subject to a non-refundable, minimum cancellation fee - $25+tx. Group cancellation fees are $25+tx per room, minimum.   
  • 8 days notice (14 days during special event/holiday periods)$25+tx fee applies. Notification
    must be given by noon Central time, 8 days
    (or 14 days) prior to arrival.

  • Less than 8 days (or 14 days), No refund unless cancelled space is fully rebooked

  • A shortened stay is subject to the same policies as a cancellation.

  • Our regular cancellation terms apply when changing a reservation and decreasing the length
    of any stay, or number of rooms used for group reservations.  No additional penalty is assessed,
    if we are able to fully rebook the cancelled space. All non-refundable deposits appl
    y.

  • Group (5 or more guests and/or 2 or more rooms) or Whole House cancellations made by noon Central Time, and more than 30 days in advance of scheduled arrival, are refunded less the $25+tx, per room cancellation fee.  

  • Group or Whole House cancellations made with less than 30 days notice, will receive a refund only if the cancelled space is completely re-booked. ($25+tx per room cancellation fee minimum)

  • Cancellations of reservations made when a Reagan's Queen Anne gift certificate is used, may
    be rescheduled ONE time only. Restrictions apply. A cancellation within 72 hours of scheduled arrival will void the certificate. Please read the policies section thoroughly, when receiving your gift certificate reservation confirmation.

  • No Shows are responsible for 100% of the total amount due, for the entire reserved space.

  • Notification of Cancellation: A personal phone conversation with the innkeeper is the ONLY
    form of notification recognized for cancellation. Email, voice mail and regular mail cancellations are not accepted when canceling any reservation.
